BOY = 4
SISTER = 12

TEEN BOY = 12
OLDER SISTER = 36 (that answer is not there)

Very wrong. The sister will have 20 years.
4 x 3 = 12 that's true, but when the boy has 12 years, 8 years will have passed which increases the older sister's age by 8 not triple it, so instead of 12 x 3 = 36, it's 12+ 8 = 20.
